What does the price include?

The starting price is for the FORM home itself, built to our catalogue design and standard material list. Every property is different, so site preparation, water, sewer and power connections, surveying, and any upgrades are quoted after we visit your lot. You get the full number in writing before you commit.

Why not a $40,000 prefab kit?

Most low-cost kits are a shell or a shed, not a legal home. A home someone can live in also needs permits, engineering, a foundation, site preparation, water, sewer and power connections, delivery, installation, finishing, and inspections. FORM takes care of that whole path, from design to occupancy.

Will it work on my property?

Vancouver, North Vancouver, and Coquitlam all allow backyard homes on many detached lots, but the rules differ by city and by lot. Check your address for a quick pre-check, and we confirm the details at your consultation.

How long does it take?

It depends on your city's permit times and on your lot. Your quote comes with a schedule for your property.
